Friendly Valley is a resort-style 55+ retirement community located in the Santa Clarita Valley. Just north of Los Angeles, Santa Clarita is conveniently located close to airports, rail transportation, and medical facilities. Friendly Valley was established in 1963 with the most recent development in 2004. Updating with the times, the community continued to grow and expand, meeting the desires of retirees. Surrounded by the services in the Santa Clarita Valley, Friendly Valley offers retirees all the conveniences of an established city with the benefits of resort-style retirement living.  Santa Clarita Valley:  live, work, play and retire in the city you will love!

There are eleven associations in Friendly Valley.  Each association has their own Board of Directors and regulations; each association is governed by the residents of their association. No outside management company directs or controls any association. Monthly dues vary from association to association, as each controls their own monthly dues.  Pet rules are also governed by each individual association. The residents of Friendly Valley govern their private community.  A separate association manages and governs the common areas. This association is staffed by volunteer residents of Friendly Valley.

Home Owners Association (HOA) fees cover all of the community’s common areas and amenities, fire and earthquake insurance, security, landscaping, outside maintenance of your home, painting, roof, golf course, cable TV and trash. In addition, there is a limited (5-mile radius) local shuttle service.  This service offers trips by reservation at scheduled times.

While golf is a major attraction to the residents, it is not the only activity. There are around 50 clubs and organizations with activities ranging from exercise, travel, religious, theater, card, and books, just to name a few. In addition, the facilities offer a billiard room, lawn bowling, shuffleboard, horseshoe court,  and workrooms for woodworking, sewing, ceramics and exercise. You can be as involved in any activities that you wish.

Friendly Valley is a guarded community.  It offers 24 hours a day, 7 days a week, 365 days a year guarded entrance gate and neighborhood patrols. The safety and security of the residents is a high priority for this community.

Another benefit to home ownership in Friendly Valley is that you also own the land, you do not lease. Friendly Valley is total homeownership. Homes vary in size and price: condominium-style one bedroom/one bathroom (666 sq. ft.) with carport to single family style three bedrooms/two bathrooms (1,900 sq. ft.) with two-car attached garage.  Prices start in the low to mid $100,000’s to mid $600,000.

You must be 55 years of age or older to purchase or live in Friendly Valley. A spouse must be at least 45 years of age. There is a one-time buy-in fee of approximately $3,000. Orientation with the prospective new owner will be conducted at the opening of escrow with your specific association.

Guest underage, i.e. grandchildren/children, are encouraged to visit. Overnight visits are limited to 90 cumulative days per the calendar year. Pool hours for children are posted.
